Terms of Use

PLEASE READ THESE TERMS OF USE CAREFULLY BEFORE ACCESSING OR USING ASSESS THE RENTER. These Terms of Use ("Terms") govern access to and use of the Assess The Renter website, platform, subscriptions, search functionality, reviews, evidence uploads, and related services ("Platform"). By creating an account, subscribing, accessing, browsing, searching, uploading content, or using the Platform in any manner, you agree to be bound by these Terms. If you do not agree to these Terms, you must not use the Platform.

1. About the Platform

Assess The Renter is an international rental experience and tenant review platform intended for use by:

  • landlords
  • property managers
  • estate agents
  • short-term rental hosts
  • accommodation providers
  • related property professionals

The Platform allows registered members and subscribers to:

  • submit rental experience reviews
  • provide structured ratings
  • upload supporting evidence
  • search for rental-related information
  • respond to submitted reviews
  • dispute inaccurate information

Assess The Renter is not:

  • a credit bureau
  • a consumer reporting agency
  • a law enforcement agency
  • a criminal background screening provider
  • a government authority

Reviews and ratings reflect member-submitted experiences, opinions, and observations only.

2. Eligibility

By using the Platform, you confirm that:

  • you are at least 18 years old
  • you have the legal authority to enter into these Terms
  • you will use the Platform lawfully
  • information you provide is accurate and complete

Businesses and organizations using the Platform confirm they are authorized to act on behalf of their organization.

3. Account Registration

Certain features require account registration or subscription access. Users agree to:

  • maintain accurate account information
  • keep login credentials confidential
  • immediately report unauthorized account use
  • remain responsible for all activity under their account

Assess The Renter reserves the right to suspend accounts, restrict access, terminate accounts, or refuse registration requests at its sole discretion.

4. User Responsibilities

Users agree to use the Platform responsibly, lawfully, and professionally. Users are solely responsible for:

  • submitted reviews
  • uploaded evidence
  • statements and ratings
  • disputes arising from submitted information

Users agree that submitted information reflects genuine rental experiences, is accurate to the best of their knowledge, is not knowingly false or misleading, and does not violate applicable laws.

5. Prohibited Conduct

Users may not use the Platform:

  • for harassment or intimidation
  • to submit false or misleading information
  • to discriminate unlawfully
  • to threaten or extort others
  • to upload unlawful or abusive material
  • to impersonate others
  • to violate privacy rights
  • to scrape, harvest, or automate data extraction
  • to interfere with Platform security or operations

Reviews based on race, religion, nationality, disability, gender, family status, sexual orientation, or other protected characteristics are strictly prohibited. Assess The Renter reserves the right to investigate violations and take appropriate action.

6. Review Submissions

Users may submit structured rental reviews relating to payment reliability, communication, property care, cleanliness, rule compliance, lease compliance, and rental-related conduct. Reviews must remain factual, professional, and relevant to the rental experience. Users must not submit:

  • threats
  • hate speech
  • discriminatory content
  • criminal allegations without lawful basis
  • abusive commentary
  • irrelevant personal information

Assess The Renter may moderate, restrict, remove, edit, or investigate reviews at its discretion.

7. Evidence Uploads

Users may upload supporting evidence relating to rental experiences, including photographs, inspection reports, invoices, lease-related documentation, and communication records. Users must not upload:

  • financial account details
  • passport information
  • identity numbers
  • unrelated confidential information
  • unlawful material

Users confirm they have the legal authority to upload submitted material. Assess The Renter reserves the right to remove, review, restrict, or retain uploaded evidence.

8. Tenant Notifications & Disputes

Assess The Renter may notify individuals when reviews relating to them are submitted. Individuals may respond to reviews, dispute information, request investigation, or submit supporting evidence. Submission of a dispute does not guarantee removal of content. Assess The Renter reserves sole discretion regarding moderation decisions.

9. Search Functionality

The Platform may allow users to search for rental-related information using identifying details such as names, email addresses, cell numbers, and other rental-related identifiers. Searches may indicate whether matching information exists before payment is required to unlock detailed results. Search results are intended for informational purposes only. Users are solely responsible for decisions made based on Platform information.

10. Subscriptions & Payments

Certain Platform services require subscription fees or paid search access. By purchasing subscriptions or paid services, users agree:

  • to provide accurate billing information
  • to authorize recurring billing where applicable
  • that fees may change with notice
  • that payments are generally non-refundable unless required by law

Failure to pay fees may result in restricted access, account suspension, or termination of services. Payments are processed through third-party payment providers. Assess The Renter does not store full payment card details.

11. No Guarantee of Accuracy

Assess The Renter does not independently verify all submitted reviews, ratings, or uploaded evidence. The Platform provides access to user-generated rental experience information only. Assess The Renter makes no guarantee regarding the accuracy, completeness, reliability, suitability, or truthfulness of user-submitted content. Users access and rely on information at their own risk.

12. Platform Role

Assess The Renter acts solely as a platform provider for user-generated rental experience content. We do not endorse reviews, guarantee user statements, guarantee tenant or landlord behavior, make rental recommendations, or make legal decisions on behalf of users. The Platform is intended as an informational tool only.

13. Limitation of Liability

To the maximum extent permitted by law, Assess The Renter, its owners, operators, affiliates, employees, contractors, and service providers shall not be liable for indirect damages, reputational damages, lost profits, disputes between users, reliance on Platform information, inaccurate reviews, user-generated content, account suspension or content removal, or unauthorized access or cyber incidents. Use of the Platform is entirely at the user's own risk.

14. Indemnification

Users agree to indemnify and hold harmless Assess The Renter and its affiliates against claims, damages, losses, liabilities, costs, and legal expenses arising from submitted reviews, uploaded content, misuse of the Platform, violation of these Terms, or violation of laws or third-party rights.

15. Intellectual Property

All Platform branding, logos, systems, content, design elements, and software are owned by or licensed to Assess The Renter. Users may not copy, reproduce, distribute, scrape, or commercially exploit Platform materials without written permission.

16. Privacy

Use of the Platform is also governed by the Assess The Renter Privacy Policy. By using the Platform, users acknowledge and agree to the Privacy Policy.

17. Termination & Suspension

Assess The Renter reserves the right to suspend accounts, restrict access, remove content, or terminate services at any time and without prior notice where misuse, abuse, unlawful activity, or violations of these Terms are suspected.

18. International Use

Users are responsible for ensuring their use of the Platform complies with laws applicable within their jurisdiction. Assess The Renter makes no representation that the Platform is lawful or appropriate in every country or region.

19. Changes to These Terms

We reserve the right to modify these Terms at any time. Updated Terms will be posted on the Platform with a revised effective date. Continued use of the Platform after changes constitutes acceptance of the updated Terms.

20. Governing Law

These Terms shall be governed by and interpreted in accordance with the laws of the United Kingdom, unless otherwise required by applicable law. Any disputes arising from use of the Platform shall be subject to the jurisdiction of the appropriate courts within that jurisdiction.
